The mortgage certificate can be requested on:
- subject (natural or legal persons) and reports registrations, transcriptions and annotations relating to the subject in question;
- on property (land or building) and reports registrations, transcriptions and annotations on property, land or building.
The formalities that appear in the mortgage search are those recorded in the public real estate registers.
To request a mortgage certificate for a property, land or building, you must fill out the form by entering the following information:- the municipality of the property (land or building);
- the property sheet (land or building);
- the particle of the property (land or building).
If you request a mortgage certificate on buildings, you must also know the sub-owner or subordinate of the building, if it exists;
To request a mortgage search on a physical person, you must fill out the form by entering the following information:
- name of the natural person;
- surname of the natural person;
- tax code of the natural person.
If you request a mortgage certificate for a legal entity, you must also enter the tax code or VAT number.
NB it cannot be requested for properties in the provinces where the land registry system is in force. (Trento, Bolzano, Trieste and Gorizia)
When to request a mortgage certificate
Requesting a mortgage certificate is useful:
- if you want to know if there are any encumbrances on a property (mortgages, foreclosures, etc.);
- if you want to know if a debtor is the owner of seizable assets;
- if you want to know if a property has been sold or donated;
- if you want to know the financial consistency of a natural or legal person;
- if you want to know if there are multiple co-ownerships of shares on a piece of land or building.
